Our Method

Steps to Selling Your Apartment in Spain

We handle the entire sales process, whether you're in Valencia, Madrid, or abroad.

  1. Price Estimate

We analyze your property and recent sales in the neighborhood to set a fair price that attracts buyers.

  2. Preparing the Application

Title deed, property abstract, energy performance certificate, condominium fees, property tax (IBI): We'll help you gather all the necessary documents.

  3. Highlighting

Professional photos, a listing written in French and Spanish, and, if necessary, minor repairs to enhance the property's appeal.

  4. Broadcasts and Visits

Your property is listed on our French-speaking network and on Spanish real estate portals. We organize and conduct the showings.

  5. Negotiation and Down Payment

We negotiate on your behalf and secure the agreement with a "contrato de arras," the Spanish preliminary sales agreement.

  6. Signing at the notary's office

We’ll prepare the sales contract for signing and guide you through the process until the keys and funds are handed over.

Our fees for selling your property in Spain

We take care of every detail to make your sale as smooth as possible and help you get the best price. Choose from two payment options:

Option 1 · Commission Only
3% (excluding tax)

of the net selling price

A single percentage rate, with no flat fee. Simple and easy to understand.

Option 2 · Reduced commission + flat fee
2.5% (excluding tax)

of the net selling price

+ a flat fee of 3,500 € (excluding tax)

Good to know: For properties with a net selling price over €700,000, Option 2 is less expensive.

Nonresident Property Owners

Selling Your Property in Spain When You Live Abroad

Do you live in France, Belgium, or Switzerland? Remote sales work very well, provided you take into account a few specific considerations for non-residents.

  • Sign by proxy

A notarized power of attorney saves you a trip to sign the document. It can be signed at the Spanish consulate or at a notary public in your country, with an apostille.

  • The 3% withholding tax

When the seller is not a tax resident in Spain, the buyer withholds 3% of the price and pays it to the Spanish tax authorities. This amount serves as an advance on the tax due.

  • Capital Gains Tax

Capital gains are taxed in Spain at a rate of 19% for nonresidents. The municipal capital gains tax (plusvalía municipal) is also the seller’s responsibility.

These guidelines are provided for informational purposes only. We recommend that you consult a tax advisor to assess your specific situation.

Maximize the Value of Your Property Before Selling It

A refreshed apartment sells faster and for a better price. Our renovation team, which has already renovated more than 100 homes in Spain, can prepare your property before it goes on the market.

Frequently Asked Questions

Selling in Spain: Your Questions

Any other questions? Our team can assist you in French, Spanish, or English.

Why use a French real estate agency to sell a property in Spain?

A French agency like Terreta gives you access to buyers whom local agencies rarely reach: French speakers from France, Belgium, Switzerland, and elsewhere who want to buy in Valencia or Madrid. You also benefit from personalized service in your own language, from the first appointment all the way through to the signing of the contract.

How much does it cost to sell my property with Terreta?

You can choose between two options: 3% (excluding tax) of the net selling price, or 2.5% (excluding tax) of the net selling price plus a flat fee of €3,500 (excluding tax). For net selling prices over €700,000, the second option is less expensive.

Can I sell my apartment in Spain without being there?

Yes. We handle the showings, negotiations, and preparation for the sale on your behalf. For the signing at the notary’s office, a notarized power of attorney is sufficient. It can be signed at the Spanish consulate or at a notary’s office in your country, with an apostille.

What documents are required to sell a property in Spain?

You will generally need the escritura (title deed), a recent nota simple, the energy performance certificate, the most recent property tax notice (IBI), a certificate from the homeowners’ association stating that all fees are up to date, and, depending on the municipality, a certificate of habitability. We’ll help you gather all the necessary documents.

What taxes does a non-resident seller pay in Spain?

The buyer withholds 3% of the sale price and pays it to the Spanish tax authorities in advance of your tax liability. Capital gains are taxed at 19% for non-residents, and the municipal capital gains tax is the seller’s responsibility. Since every situation is different, we recommend that you have this reviewed by a tax advisor.

Do you also work with Spanish property owners?

Of course. Our team speaks Spanish and also works with Spanish property owners who want to market their properties to an international clientele.
