Your Questions About Rent Receipts in Spain

Requirements, content, cash payments, language, VAT: the essentials for staying in compliance. Would you rather not have to deal with this anymore?

Is a landlord required to provide a rent receipt in Spain?

Yes. Section 17.4 of the Urban Lease Act (LAU) requires the landlord to provide the tenant with a payment receipt, the “recibo de alquiler.” The landlord is exempt from this requirement only if the lease specifies a method of payment that, by itself, serves as proof that the tenant has paid.

Is a receipt required if the rent is paid by bank transfer?

If the lease specifies that payment must be made by bank transfer, a bank statement is generally sufficient proof of payment. However, a receipt is still very useful: it breaks down the amounts for rent, utilities, and utilities usage—details that a bank transfer does not show. Many tenants also request one for a rental application, financial assistance, or their employer.

What must a rent receipt in Spain include?

The law requires that each amount paid be listed separately, particularly the current rent (the “renta en vigor”). In practice, the form also includes the name and NIF or NIE of the landlord and tenant, the address of the residence, the month in question, the total amount in numerals and words, the method of payment, the location, the date, and the landlord’s signature. Our generator includes all of this information.

Can the receipt be filled out automatically along with the lease agreement?

Yes. Upload the PDF of your lease at the top of the generator: it recognizes the names of the landlord and tenant, their NIE, NIF, or CIF numbers, the address of the property, the monthly rent, and the condominium fees—in Spanish, French, or English. The filled-in fields are highlighted in green: always check them before downloading. A scanned or photographed lease does not contain legible text and must be entered manually.

Can you pay rent in cash in Spain?

Since the enactment of Housing Law 12/2023, rent must be paid electronically (bank transfer, direct debit, Bizum). Cash payments are permitted only in exceptional cases, when one of the parties does not have a bank account or an electronic payment method and requests it, and the payment is then made at the rented residence. In this case, a receipt is required.

What happens if the landlord does not provide a receipt?

According to Section 17.4 of the LAU, all costs incurred by the tenant to prove that he or she has paid are then the responsibility of the landlord.

Does the receipt have to be written in Spanish?

The law does not require a specific language. In practice, a receipt in Spanish is easier to submit to a government agency, a bank, or a court in Spain. That is why our generator lets you choose the language of the receipt: Spanish, French, or English for international tenants.

Should VAT be added to a housing receipt?

No. Renting residential property is exempt from VAT in Spain: a receipt is sufficient. For commercial space or an office, however, you must issue an invoice with VAT.

How long should you keep your rent receipts?

Keep them for at least four years after the relevant tax return is filed, which corresponds to the statute of limitations for tax matters in Spain. The landlord needs them to document the reported rental income, and the tenant needs them to prove that payments were made.

Is my data being stored?

No. The receipt is generated in your browser, and the PDF of the lease you upload is read there in the same way: nothing is sent to Terreta or anyone else. If you check “Save my information,” it remains only on your device to save you time the following month; the “Clear All” button deletes it.
