What is the NRA or NRUA?

If you own property in Spain, the NRA (Número de Registro de Alquiler) is a unique identifier that must be assigned to any accommodation or room offered for short-term rental, whether it is a tourist or seasonal rental on online platforms that allow the contract to be concluded entirely digitally, without direct contact between the landlord and the tenant.

  • NRA=Rental Registration Number
  • NRUA=Unique Rental Registration Number

Both terms refer to themandatory registration number for short-term rentals.

In practice: if you rent out your apartment or rooms via the idealista or fotocasa websites, you are not currently required to provide your NRA (as of early 2026). However, if you rent out via Airbnb, HousingAnywhere, Uniplaces, or Spotahome, these websites already systematically request your NRA for each listing.

To whom can we delegate this difficult task?

What does this new obligation entail?

Failure to comply with this obligation may result in the withdrawal of the rental registration number (NRUA).

Is the NRA mandatory for renting property in Spain?

Since July 1, 2025, you must have anNRAif you publish your property on platforms where the booking and contracting of a short-term rental is done entirely online, including payment.

The NRA will not be necessary if:

  • This is a long-term rental for a primary residence.
  • You publish your ad on websites that do not allow online booking or payment, for example on Idealista this is not necessary.

NRA application: conditions and procedures

TheNRAapplication can be completed 100% online via the Registrars' website, more specifically via theElectronic Headquarters of the Association of Registrars (Sede Electrónica del Colegio de Registradores).

You need to click on "Presentación Telemática" and then follow each step carefully.

Required documents:

  • Digital certificate or electronic ID card. If you are a foreigner and are not familiar with Spanish systems, you may get stuck at this stage, as you probably do not have a "Certificado Digital" or "Cl@ve." In this case, the best way to obtain your Número de Registro de Alquiler is probably to contact the Spanish embassy or consulate nearest to you, or to go directly to the Registradores office that corresponds to your property. Am I speaking Chinese? On the Nota Simple for your property, you will find the words "Registro de la Propiedad" followed by the name of the property registry office responsible for your property. Search for the address of this office on Google and go there in person. Yes, it's quite a hassle, but it's sometimes the "easiest" option in the end. You will need to print out the forms, fill them in, hand them in, and sign them on the spot. PLEASE NOTE : if you bought the property with others, for example as a couple, all the owners must be present to sign the papers. I fell into this trap: I went alone and had to come back with my wife, because we own our apartments in Spain on a 50-50 basis.
  • Unique Registration Code (CRU) of the property.
  • Cadastral reference.
  • Title deed (to verify the property number, section, etc.).
  • Tourism license (if applicable in your autonomous community).

If you own multiple properties, you will need to applyfor anNRA for each one.
In the case of room rentals, anNRA number is assigned for each room, specifying on the form that the use is "per room."


In summary, the steps to apply for the NRA are:

  1. Access the Electronic Headquarters of the College of Registrars.
  2. Log in with your electronic certificate.
  3. Complete the application form with the following information:
    • Data from the relevant registry.
    • Identification of the applicant (natural or legal person).
    • CRU and property address.
    • Rental category (tourist or non-tourist).
    • Type of unit (entire property or room).
    • Maximum number of tenants.
  4. Attach the required documents.
  5. Submit the request and accept the terms and conditions.

You will immediately receive atemporary registration number.

Can the NRA be done remotely, without having to go to a Registry office in Spain?

Yes, as explained above, you can do everything online. However, if you are a foreigner, you may encounter difficulties right from the start, when you need to log in to the Registradores website with a "Certificado Digital" (digital certificate), which you probably do not have.

What are the risks of posting an ad on websites without having an NRA?

The suspension of your listing, particularly on Airbnb, HousingAnywhere, Spotahome, and all websites offering online booking and online payment.

How long does the NRA last?

In principle, it is granted without any time limit.

How much does an NRA cost?

It costs around €15 per single application. For a single apartment with four bedrooms, if you fill out a single form listing all four bedrooms, it will only cost you €15.

When should you request the NRA?

At first glance, this is of no use to you, unless you already know that it is preventing you from doing something, because a website requires you to enter an NRA number.
