Why choose training over Google, ChatGPT, and a lawyer?

Content in detail: 16 modules under the microscope

The training is structured sequentially, much like a good role-playing game (RPG): each module assumes that the previous one has been mastered. However, you can access any chapter on demand, which is useful for reviewing tax matters right at the time of signing.

Module 1 – Shopping as a Foreigner 

The starting point for every Padawan. Who can buy property in Spain? The rules for EU residents, Swiss nationals, post-Brexit British citizens, Canadians, Americans, and others. Frequently Asked Questions

As a foreigner, can I really buy property in Spain? 

Yes, absolutely. There are no restrictions for EU nationals, and non-EU nationals (Swiss, Canadians, post-Brexit British citizens, Americans, etc.) can also purchase property freely. The only universal requirement is to obtain an NIE (Número de Identidad de Extranjero), the Spanish tax identification number required to sign the contract at the notary’s office. This is precisely the focus of Module 1 and Module 4 of the training program.

How can I finance my project, and what are the actual costs I should expect? 

You have several options available: a Spanish bank, a French bank, or a Lombard loan if you have a financial portfolio. In terms of costs, you need to factor in expenses beyond the purchase price: the ITP (6% to 11% depending on the region for an older property), notary fees, attorney fees, and registration fees, which average 10% to 13% of the purchase price. Module 3 covers financing in detail, and Module 8 breaks down the total cost of the project item by item.

How do I manage my property and tenants if I don't live in Spain? 

This is the question that 90% of non-resident buyers ask themselves. The training course covers this in detail in Modules 10 and 11: choosing between long-term, medium-term, and short-term rentals; remote rental management; specific insurance for non-residents; and the VUT license if you opt for Airbnb. Valeria, our rental management specialist, shares her practical steps for managing a property from France or Switzerland without the hassle.

Will the training still be up to date in 2026?

I'm in Belgium / Switzerland / Luxembourg, or even the United States: is this right for me? 

Yes. The financing and tax modules specifically address residents of France, Belgium, Switzerland, and Luxembourg, including Lombard loans for Swiss and Luxembourg-based investors. But you can also be a resident of the United States or Singapore, since you can buy property in Spain even if you live on the other side of the world. Does the training really cover financing in detail?
